Shellharbour City Centre and Hospital Precinct Rezonings – How We Can Help

The NSW Government has placed two major Shellharbour rezoning proposals on public exhibition, which could unlock up to 11,700 new homes and 1,750 new jobs across the Shellharbour City Centre and the New Shellharbour Hospital Precinct.

The proposals form part of a broader plan to support Shellharbour’s growth as a major regional centre in the Illawarra, with the local population expected to grow by around 28,000 people and exceed 100,000 residents by 2041.

The Shellharbour City Centre rezoning proposal is intended to revitalise the heart of the city by supporting new housing, retail and commercial activity, improved transport connections, walking and cycling links and more than 14 hectares of new public open space.

Key features of the Shellharbour City Centre proposal include up to 10,000 new homes, affordable housing requirements on government-owned and private land, around 900 new jobs and building heights ranging from two to 22 storeys.

The New Shellharbour Hospital Precinct rezoning proposal focuses on creating a mixed-use neighbourhood around the new Shellharbour Hospital, with housing, health-related employment, aged care and seniors housing opportunities, open space and a new local centre near Dunmore Road.

Key features of the hospital precinct proposal include up to 1,700 new homes, around 800 new jobs, affordable housing requirements and building heights ranging from two to seven storeys.
