Leppington Town Centre Rezoning – How We Can Help

The NSW Government has finalised planning controls for the Leppington Town Centre, a major rezoning that will help shape one of South-West Sydney’s most significant new urban centres.

The precinct spans approximately 440 hectares across the Camden and Liverpool Local Government Areas and is centred around Leppington train station, with close links to the new Western Sydney International Airport.

The rezoning is expected to unlock around 11,500 new homes over the next 20 years, with longer-term capacity for up to 47,000 homes. It is also expected to support up to 11,000 jobs as Leppington develops into a major residential, commercial and community hub.

Key features of the rezoning include increased building heights, new local parks and green corridors, a civic plaza near Leppington Station, affordable housing requirements and updated floor space ratios across the town centre.

As the precinct develops, some landowners may be affected by future planning changes, infrastructure delivery, road upgrades or property acquisition requirements. This may include full or partial acquisition of land, the creation of easements, temporary access arrangements for construction, or other restrictions affecting the use and enjoyment of property.

At Hones Lawyers, we act exclusively for landowners affected by compulsory acquisition and major infrastructure projects. We assist clients to understand their position, respond to acquisition notices and secure fair compensation where land is required for public purposes.

Our team can assist with:

  • Reviewing government correspondence, acquisition notices and planning-related documentation;
  • Advising landowners on their rights and entitlements during the acquisition process;
  • Assessing compensation offers and ensuring all relevant compensation heads are properly considered;
  • Negotiating with acquiring authorities and their representatives;
  • Obtaining and coordinating expert valuation, town planning and other specialist evidence; and
  • Representing landowners in compensation disputes and Land and Environment Court proceedings where necessary.

Our experience includes acting for landowners affected by major infrastructure and government acquisition projects across New South Wales, including Western Sydney Airport at Badgerys Creek, WestConnex, NorthConnex, Sydney Metro, the HumeLink Transmission Project and other significant transport, utility and infrastructure projects.

If your property is affected by the Leppington Town Centre rezoning, future infrastructure works or a proposed acquisition, we would be pleased to discuss your circumstances and explain how we can assist.
